Location: Atlanta, GA 30308

Duration: 3+ Years

Shift: Monday to Thursday onsite, Friday remote

Pay Rate: $28.50 hourly on W2

Job Description:

  • A Land Research Specialist is responsible for conducting research and analysis related to land use, property ownership, real estate transactions, and land development projects.
  • They provide critical information and insights to support decision-making processes for individuals, businesses, or government agencies involved in land-related activities.

Responsibilities:

  • Land Research: Conduct research on land parcels, properties, and real estate transactions using various sources, including public records, online databases, and geographic information systems (GIS).
  • Property Ownership: Identify and verify property ownership records, legal descriptions, and boundaries.
  • Title Searches: Perform title searches to determine the ownership history, encumbrances, and any liens or legal issues associated with a property.
  • Land Use Analysis: Analyze zoning regulations, land use codes, and planning documents to assess how land can be legally used and developed.
  • Parcel Mapping: Create and maintain accurate parcel maps, using GIS software or other mapping tools, to visualize land boundaries and features.
  • Due Diligence: Assist in due diligence processes for real estate transactions, including assessing the suitability of properties for development or investment.
  • Environmental Impact: Research and report on environmental factors, such as soil quality, flood zones, or hazardous materials, that may affect land development projects.
  • Market Analysis: Provide market research and analysis on land values, rental rates, and market trends to assist in property valuation and investment decisions.
  • Regulatory Compliance: Ensure that land use and development activities comply with local, state, and federal regulations. Advise on necessary permits and approvals.
  • Documentation: Prepare and maintain detailed records, reports, and documentation of research findings and analysis.
  • Client Interaction: Communicate research findings and insights to clients, real estate professionals, attorneys, or government officials, as needed.

Qualifications:

  • Education: A bachelor's degree in geography, urban planning, land management, real estate, or a related field is typically required. Advanced degrees or certifications may be preferred.
  • Experience: Previous experience in land research, real estate analysis, or a related field is beneficial. Experience with GIS software and databases is often required.
  • Analytical Skills: Strong analytical and problem-solving skills to interpret complex land-related data and legal documents.
  • Research Skills: Proficiency in conducting comprehensive research using various sources and databases.
  • GIS Proficiency: Familiarity with Geographic Information Systems (GIS) and mapping tools.
  • Legal Knowledge: Understanding of real estate law, property rights, and land use regulations.
  • Attention to Detail: Meticulous attention to detail is essential to ensure accurate property information and legal documentation.
  • Communication: Excellent written and verbal communication skills to convey research findings clearly and effectively.
  • Computer Skills: Proficiency in using software applications, databases, and spreadsheets for data analysis and reporting.
